Project Manager

The project manager is responsible for a project from its planning to its closing.They must ensure that the implementation of a project runs according to the base line, previously established during the planning stage.The project manager must obtain and allocate resources to meet the objectives.

About the position:

  • Department: Residential construction
  • Location: San Mateo
  • Schedule: This position is a full-time position. The team is expected to work Monday through Friday from 8:30 a.m. to 5:30 p.m.
  • Salary: Salary to negotiate + Benefits Package, including four weeks vacation and education and wellness stipends following the probationary period
  • Contract exclusions: Housing, car, computer/laptop, mobile phone device

Responsibilities

  • Reviewing plans.
  • Planning the project in all the needed areas.
  • Manage and oversee the direction of the project, ensure client specifications and requirements are met, review progress and liaise with other professionals to monitor scope and quality.
  • Liaise with the client, other construction professionals, and sometimes the public.
  • Coordinate, supervise and control progress of General Contractors.
  • Check documentation for the payment of General Contractors.
  • Select tools and materials appropriate to meet the scope of the project.
  • Conduct safety inspections and ensure construction and site safety and cleaning.
  • Verification and preparation of reports, designs and drawings of the site.
  • Maintain quality control procedures.
  • Find ways to prevent problems and solve those that do arise
  • Assess and minimize risk.
  • Drafting of reports and control of paperwork.
  • Check quotes from potential builders and third party professionals.
  • Budget and schedule control and reporting to management.
  • Budget and schedule updating.
  • Track any changes within scope as well as its approval.
  • Identify savings opportunities through value engineering.
  • Help negotiate contracts and obtain permits and licenses.
  • Close the projects finish to the clients, using the hand out process, including warranty.

Requirements

  • At least 5 years of construction project management experience. Associated to CFIA.
  • Passion for sustainability and responsible development.
  • Knowledge of Microsoft Office and Smartsheets or other project planning tools.
  • Knowledge of autocad, sketchup or similar.
  • Professional level in English and Spanish.
  • Great ability to work in a team, with a desire for knowledge.
  • A healthy and positive lifestyle is a must.
  • Proactive attitude towards anything that the projects might need.
  • To be based less than an hour away from San Mateo, Alajuela. “Home office” is San Mateo.
