Pre-Construction Planning

Project plans, design reviews, contractor and supplier selections, and more.

During the pre-construction phase we plan and prepare for the project’s successful execution. This involves reviewing construction drawings, value engineering exercises, preparing impact plans, obtaining quotes from various vendors, establishing timelines, developing impact metrics, creating comprehensive budgets, developing control tools, and assisting in selecting the most suitable builder with RFP’s, bid reviews, and final negotiations. 

Permitting

Obtaining local building permits on behalf of our clients.

Permitting is often included with the builder or architecture contract, however in those cases where clients need to obtain their building permit we can assume the legal aspects and manage the permitting process.  We will also assist with the various payments and activities required throughout permitting.

Project Management

Our Project Management service starts after pre-construction, ensuring all parties involved are working together.

Our team of experienced project managers takes care of required activities including contract reviews, budgeting, scheduling, establishing quality standards, change management, communication and reporting, and risk analysis and response.

Site Inspections

We conduct recurring site inspections to inspect the quality, timing, and costs of works completed as well as general health and safety and job site cleanliness.

Our construction experts keep an eye on the progress of the project and assist with any problems that may come up while formally reporting on progress to the client following inspections. We will also help in setting up important site services like electricity, fiber internet, tax payments, and other related tasks.

Monitoring

During the project we keep a close eye on important factors like schedule, budget control,quality assurance, change management, and evaluating the positive impact metrics of the projects.

We prioritize health, safety, and cleanliness to provide a responsible working environment for everyone involved. Clients receive regular progress reports to keep them informed about how the project is going, as well as recurring meetings and open communication via a mobile platform.

Final Project Closure

As we approach the end of the project, we create a detailed project closure book.

It includes important information such as punch lists, maintenance needs, warranty information, and other relevant information for future reference. This helps to ensure a seamless handover and simplifies ongoing maintenance and operational tasks.

The Process

Introduction Call

We schedule an intro call so we can get to know each other and discuss your project.

Sharing Plans

We request your construction plans to allow an estimation of the timing and resources needed, to populate and provide a quote.

Service Proposal

We send a proposal for the complete scope and budget required for the Project Management Service.  
 
A typical Project Management fee is 10% of the project cost.

Kick-Off

We have a kick-off meeting so you can meet the CJI team that will be working on your project.

Pre-Construction Planning

We proceed with the RFP, reviews, and quotations necessary, followed by the preparation of all necessary project plans until completion of all deliverables for this stage. We review this with you and agree on all plans to action.

Build Project Management

We overview the site mobilization and construction process and monitor/report on the build to ensure all goals are met.

Punchlist

We participate in the punch list walk through and monitor remaining items until completion.

Site cleaning

We ensure the site is kept clean and safe.

Handover

We meet to handover the final project.

Responsible project principles

Clean sites and safety are the priority

CJI takes safety seriously and implements appropriate measures to verify that construction sites are safe and comply with all applicable safety regulations, including the CSS for all site workers. This is important for the well-being of workers and anyone else who may be affected by the construction project.  The project’s health and safety will be reviewed and included with the project updates.

Technical Inspections

CJI will coordinate all engineers to visit the site regularly and ensure that the construction project is progressing as planned.  Any issues are addressed in a timely manner and reported to the client for resolution.

Complete administration of the project

CJI offers complete administration of the project including contract evaluation, design review, guarantee tracking and change order management, eyes and boots on the ground with regular reporting, punch list management and follow-ups, and much more. This provides clients with a streamlined and efficient process for managing the project.

Environmental impact guidelines

We have clear guidelines for reducing environmental impact. Our impact team measures, tracks, and reports on these efforts.

Technical direction

Your chosen builder will be registered as the Technical Director, which is a mandatory requirement by CFIA and usually is paid as part of the construction contract.  This means you have a construction responsible certified by CFIA tracking and validating the progress according to industry standards, and CJI is monitoring this work.  In certain cases, CJI may be registered as the Technical Director to facilitate the permitting process, and will renounce this responsibility prior to start of construction..
